In 2020, we joined a long-term redevelopment project at Redlands School in Cremorne on Sydney’s Lower North Shore.
While the building project was a challenge, the Danrae team completed the project without a hitch. Here’s what was involved in our leading waterproofing solution for a state-of-the-art educational facility.
About the project
Redlands is a co-education school that caters for students from preschool to Year 12. It is currently mid-way through a development Master Plan to transform the school’s senior campus into first-class, contemporary educational facilities.
The plans have included the design and construction of the John Roberts Centre – a music centre with an auditorium and recording studios that opened in 2018, plus extensive landscaping and a new access road for school transport.
In 2020, the school commissioned Danrae Group to provide a comprehensive waterproofing solution for the new Learning Hub, a four-storey contemporary building providing learning spaces for English, mathematics, visual arts, innovative design and social science, plus a roof-top space for science and social science experiments.
A challenging environment
There have been several challenges inherent to the school’s Master Plan. The original builder went into liquidation and the subsequent builder, Buildcorp, had to add new sections that would seamlessly merge with the initial construction.
In keeping with school operations and its location on a busy road, the builder had to work in stages, fully completing each section before moving on to the next. It was also imperative that there be minimum disruption for students and nearby residents.
Established in 1884, Redlands is heritage-listed, so all building and trades work has to meet heritage restrictions and guidelines to preserve the school’s unique character – and quality.
A comprehensive waterproofing solution
In joining a partially completed build, Buildcorp faced several issues – some of which related to the waterproofing design.
On initially visiting the site, the Danrae team found all the drainage directed to the external edges of the building. The design also required the fabrication and installation of concrete planter boxes to be positioned over the new waterproofing membrane.
Before installing the new membrane, we needed to complete several concrete repairs to the podium area. We also laid FC sheeting under the walls of the planter boxes above the membrane. And we added drainage cells under the walls to allow for drainage onto the main roof.
As part of our remediation process, we ground and repaired sections of the podium and removed or repaired exposed reinforcement steel. The result was a high quality waterproofing solution and a very happy client.
