Strata managers often need to oversee all aspects of administration and facilities management which may mean getting to know diverse aspects of building construction and maintenance… including waterproofing.
Danrae Group are the experts in long-term efficient waterproofing solutions. With decades of experience, we have the expertise to diagnose and rectify everything from leaks to major issues like concrete spalling and concrete cancer. And our full project management covers the entire process from solution design to post-job preventative maintenance.
For the waterproofing process to run smoothly and efficiently, it’s important that you understand the importance of a clear and comprehensive scope – and why following scope recommendations will make all the difference.
So what is a scope? In order to get the right tradespeople to tender for any waterproofing job, you will need a professional report outlining the specific issue or issues and detailed instructions on full repair required work.
Scopes can be put together by engineers or waterproofing consultants.
The scope is central to the tender process. The engineer or consultant who writes the scope will have a full understanding of the problem – and the solution.
They will generally put the tender out to 3 or 4 contactors, before making a final recommendation. They will pass their report and recommendation onto you, for you to present to your strata Executive Committee.
Understanding the scope will save you precious time and effort. If you decide not to go with the engineer’s recommended waterproofer, or if you choose to put tenders out yourself in hopes of finding a cheaper price, you may find that you’re not targeting the right technicians.
You could also find yourself in a situation where contractors alter the scope in order to save costs and reduce fees… and that can compromise the effectiveness of the waterproofing plan.
Another key point is that incorrect scopes may impact on work further down the track. Most issues with remediation projects for instance, are a disconnect between scope and delivery. When someone offers you bargain waterproofing that doesn’t fulfil the requirements of the original scope, it will undoubtedly fail to rectify the problem. We’ve helped strata owners that have been beset by problems for years… such as in this Surry Hills property.
From time to time we meet strata managers or property owners who are seeking a band-aid solution.
We understand that people need a job fixed fast when residents and other stakeholders are impacted – and you may not want to spend the money on what seems like a minor issue.
Danrae Group are fast-response and flexible, but we also prioritise quality… and long-term planning. Strata managers and property owners need to be aware that one seemingly small issue, can be a sign of something much larger. Flaking concrete for instance, might be hiding extensive concrete cancer.
And crucially, anything left untreated or with makeshift repairs will worsen. Choosing to put off waterproofing repairs will in most cases lead to significant building faults. And that means more costly and time consuming repairs later on.
With decades of experience in waterproofing, Danrae Group is fully compliant with – and conscious of – all industry guidelines and requirements.
We’ve talked to a number of strata managers who weren’t aware, for instance, that they need to notify insurance providers after any building works are completed on an apartment building.
It’s worth understanding too that any building work or damage stays with strata history and may impact property value in the future. It’s another incentive to seek waterproofing expertise as soon as you discover a problem.
Danrae Group stands apart from many other waterproofers with our extensive capability and diverse in-house expertise. We have waterproofing specialists trained in every membrane and technique, and talented tradies at hand – including builders, carpenters, electricians, tilers and plumbers.
With no need to outsource, we provide full project management that covers diagnostic, solution design, all remedial building, waterproofing installation… and ongoing preventative maintenance. And with such expansive expertise, education is our speciality. So we also run free waterproofing workshops for strata managers, engineers and consultants – to help you look after your property moving forward.
