Basements, for instance, are prone to water ingress and we commonly see issues ranging from minor leaks to efflorescence and extensive concrete spalling. Given the tendency for these issues, the best approach when waterproofing basements is a proactive one.
It’s common for water to enter basements after heavy rain. Groundwater can build up in the soil when there is inadequate drainage and as hydrostatic pressure (water pressure within the soil) increases, pushing water further towards the surface and into cracks and crevices around the concrete foundation.
Water can enter your structure in several ways – including those cracks or small spaces in the foundation slab, retaining walls and around basement windows. The wall to floor joint is particularly vulnerable, even when you have a quality waterproofing membrane in place.
External factors, including adjacent construction, may also affect your water penetration, so while your basement might be above the water table level now – and staying dry – there is potential for that to change.
In addition to environmental impacts, we also see damage due to an ineffective solution design, poor workmanship and inadequate basement waterproofing maintenance.
There are steps you can take to try and minimise basement waterproofing problems. Ensure you direct water to a natural exit with well-designed drainage, and that you install gutters and downpipes away from the foundation.
It’s important to keep a check for cracks and to seal them immediately. Concrete crack injections are a cost-effective way to repair cracks and ensure they don’t worsen. We use a polyurethane crack injection in general areas, or an epoxy resin where we need extra strength for structural integrity.
